Meeting called to order: President Ray Nivarel called the meeting to order at 7:16 p.m.

Quorun of the Board was established: President Ray Nivarel, Vice President Laura Smith, Secretary/Treasurer Robert Tindell and Director Ronald Caron were in attendance. Tracie Black, LCAM, represented Premier Association Management.

Proof of Notice: 48-hour notice was posted in accordance to Florida State Statutes.

Review and Approval of Meeting Minutes:
  • A motion was made by Robert Tindell, seconded by Laura Smith, "to approve the minutes as amended from August 26, 2022." All in favor, motion carries.
Review of Financial Statement:
  • Management reviewed the financial statement for the period ending August 31, 2022. Discussion was held on the expenses for the month and the accounts receivable report.
Managers' Report:
  • Doggie Stations — The doggy stations have arrived. Doggy Deuce Disposal will pick up the stations and install.

  • Violations & Legal Report — Management reported that the violations report and legal report have been attached for later review.

  • Block Party & Yard Sale — the Block Party and Garage Sale has been scheduled for September 24th, permit was approved and the check has been issued and received by Robert Tindell.

  • Draft Budget 2023 — Management submitted a draft 2023 budget for review. The Board wants assessments to stay the same, $288, so Management will re take a look at the proposed 2023 Budget.

  • Camera Installation — The Camera estimate has been approved; parts ordered. Quail Valley is awaiting parts to arrive and internet installation so work can start.

  • Landcape Contract — Management stated that the new landscaper, Greenock, will start October 1st.

  • Internal Intersection Evaluation — Management reported that the City of Minneola is starting the evaluation shortly.

  • Park Trash Can — The park trash cans have been ordered.

  • Pressure Estimates — Pressure wash estimates should arrive shortly and will be forwarded to the Board for review.
Old Business
  • Paint Committee — Since no changes were submitted, a motion was made by Laura Smith, seconded by Robert Tindell, to revisit the paint schemes in 2023.

  • Free Library — The Board decided to have Quail Valley's free library on the nationwide list
New Business:
  • Yard of the Month — A motion was made by Laura Smith, seconded by Ron Caron, "to approve 334 Gentle Breeze the Yard of the Month." All in favor, motion carries.

  • Lake County Sheriff's Office Off Duty Detail — A motion was made by Ron Caron, seconded by Laura Smith, to request off duty officers for October 10th, 4-8 p.m. and October 20th, 6-10 a.m. All in favor, motion carries.
Open Floor:
  • None.
Adjournment: Robert Tindell made a motion, seconded by Ron Caron "to adjourn the meeting." The motion carried unanimously.
