The Clean Machine group was present to speak with the Board regarding the Car Wash that they are proposing to be built.

Meeting called to order: President Ray Nivarel called the meeting to order at 7:16 p.m.

Quorun of the Board was established: President Ray Nivarel, Vice President Laura Smith, Secretary/Treasurer Robert Tindell, and Director Ronald Caron were in attendance. Kathleen Ridenour was not present. Tracie Black, LCAM, represented Premier Association Management.

Proof of Notice: 48-hour notice was posted in accordance to Florida State Statutes.

Review and Approval of Meeting Minutes:
  • A motion was made by Laura Smith, seconded by Ron Caron, "to approve the minutes from February 24, 2022 as presented." All in favor, motion carries.
Review of Financial Statement:
  • Management reviewed the financial statement for the period ending February, 2022. Discussion was held on the expenses for the month and the accounts receivable report. The 2030 account showing on the balance sheet has been closed out.
Managers' Report:
Tracie Black, LCAM, introduced herself to the Board and homeowners present and gave updates on the below:
  • Violations Report: Management provided the violation report to the Board. The Board stated numerous issues with the Violations noted so management explained the upcming changes within the Premier office where the manager and/or the manager's assistant will be handling the violations drive in the near future.

  • CPA Engagement — A motion was made by Laura Smith seconded by Ron Caron "to sign the CPA engagment letter for 2021 at a coast of $1250." All in favor, motion carries.

  • D & O insurance renewal — Management stated that the D & O insurance policy renewed at a cost of $2696.75.

  • Retention area signage — Management stated that the signage placed in the retention area were not required by the insurance company or attorney.

  • Website refresh — Management is researching the past approval of the website refresh approval.
Old Business
  • Doggy Station vendor — Tabled

  • Block Party / Garage Sale Update — The garage sale will be held from 8 a.m.-2 p.m., Block party will be between 3-7 p.m., March 26, 2022, on Trade Wind between Gentle Breeze & Valley Edge.
New Business:
  • Yard of the Month — A motion was made by Laura Smith, seconded by Ronald Caron, " to make 337 Valley Edge the Yard of the Month." All in favor, motion carries.

  • Lake County Sheriff Off Duty Detail — Laura Smith made a motion, seconded by Ron Caron, "to have the patrols on April 4th between 6-10 a.m." and patrols on April 22nd between 3-7 p.m. All in favor, motion carries.
Open Floor:
  • The Board heard a couple of additonal comments / concerns from homeowners.
Adjournment: Robert Tindell made a motion, seconded by Laur Smith "to adjourn meeting at 9:20 p.m." The motion carried unanimously.
