Meeting called to order: President Ray Nivarel called the meeting to order at 7:15 p.m.

Quorun of the Board was established: President Ray Nivarel, Vice President Laura Smith, Secretary/Treasurer Robert Tindell and Director Ronald Caron were in attendance. There were 4 homeowners in attendance via Go To Meeting or in person. Tracie Black, LCAM, represented Premier Association Management.

Proof of Notice: 48-hour notice was posted in accordance to Florida State Statutes.

Review and Approval of Meeting Minutes:
  • There were no minutes to approve from the October meeting. A motion was made by Ronald Caron, seconded by Laura Smith "to approve the minutes from November 17, 2021 as corrected." All in favor, motion carries.
Review of Financial Statement:
  • Management reviewed the financial statement for the period ending November 30, 2021. Discussion was held on the expenses for the month and the accounts receivable report.
Violations Report:
  • Management provided the violation report to the Board. Violations have been an issue with violations sent that were not violations per the guidelines. Management will work with the inspector to correct this issue.
Managers' Report:
Tracie Black, Premier LCAM, introduced herself to the Board and homeowners present and gave updates on the below:
  • Doggie bin repair — The vendor apologized and stated he would get the bins repaired ASAP.

  • Park irrigation map — Traveling Trees will be submitting the map shortly.

  • Monitor & Maintenance of speed signs — Management is looking for a vendor.

  • Monitor & Maintenance of park camera — Management is looking for proposals.

  • Annual Meeting 2021 — The Annual Meeting has been booked at the City of Minneola for January 27, 2022.

  • Monument sign (timeline) — Work will start the beginning of January and be completed before the month's end.
Unfinished Business
  • Approved Budget 2022 — the budget was approved in November, coupons mailed; however the number will be adjusted and resent.
New Business:
  • Dissussion was held on the "Yard of the Month." A motion was made by Laura Smith, seconded by Ronald Caron "to approve 421 Trade Wind Drive as the Yard of the Month for December." All in favor, motion carries.

  • Discussion was held on the Off Duty Patrol. Ronald Caron made a Motion seconded by Laura Smith "to have the patrol on the afternoon of January 18th from 5 to 9 p.m. or 6-10 a.m." All in favor, motion carries.

  • Block Party — Tabled until the January meeting.

  • Residents' concerns — signage & vehicles — The Board discussed the issues regarding speeding, abandoned cars, unapproved signage and parking over sidewalk. Management will send violations and/or contact Code Enforcement.
Open Floor:
  • The Board heard a couple of additonal comments / concerns from homeowners.
Adjournment: Robert Tindell made a motion seconded by Ronald Caron "to adjourn meeting at 8:52 p.m.". The motion carried unanimously.

Next meeting: Annual to be held on January 27, 2021 at 7:15 p.m., at Minneola City Hall.
