A regular meeting of the Quail Valley Lot Owners Association, Inc. Board of Directors was held at Premier Association Management, 375 E. Hwy 50, Clermont, FL 34711, on January 28, 2021, at 7:15 p.m.

Board Members present were Ray Nivarel (President), Laura Smith (Vice President), Robert Tindell (Secretary/Treasurer) and Ron Caron (Director). Quorum was established. 4 out of 4 present. Marie Clark represented Management.

Meeting was noticed on Facebook and Info Board.

Meeting called to order: 7:15 p.m. by Ray Nivarel.

Previous Meeting Minutes:
  • Ron Caron motioned to accept minutes, Laura Smith seconded to approve minutes for December 12, 2020 meeting. Motion passed.
Financial Report
  • Management reviewed income and expense report along with balance sheet. AR report and updated collections sheet as well attorney collection report was reviewed..
Manager's Report
  • Manager is making appointments for Bids for Community Monument Sign.

  • Manager is checking with vendors about cost of updating the website.

  • Manager has given Tim from Traveling Tree a final deadline for retention pond remediation project.
Violations to Send to the Attorney:
  • 140 Magellan, 414 Trade Wind, 921 Whisper Sound, 632 Willow run and 652 Cherry Laurel — Laura motions to send these properties to the attorney for covenant demands. Ron 2nd, all approved. Motion Passes.
Unfinished Business
  • Survey of Community entrance was emailed to Board.

  • Walgreens was asked to trim the large trees on the north side of entrance so that the acorn lights can be better maintained. Code Enforcement was also asked to help with this.

  • Robert Tindell was added to the ARC committee.
New Business
  • Yard of the Month — 815 Shore Breeze — Robert motioned to accept this as the yard of the month. Ron 2nd, all approved. Motion Passes.

  • Community will put balloons on mailboxes if owners register for yard sale so that visitors can find their houses easier.

  • Community needs a new Yard of the Month sign — Marie will order one.

  • Community Garage Sale will be March 6th from 8 a.m. to 2 p.m. — Laura motions, Robert 2nd, all approved. Motion Passes..

  • Board would like disclosure from attorney for live streaming meetings. Not recording.
Owner Requests:
  • 736 Willow Run — Board suggest that owner use an erosion control blanket that can be bought at Site One. Put out winter seed like winter rye and reach out to some of the local garden clubs for help.

  • 648 La Costa Street — Board votes to waive fee for this single mom without a job. Robert motions to waive fees, Laura 2nd, and all are in favor. Motion Passes. Member Forum



    Adjournment: 9:40p.m.

    With nothing further to discuss, Laura Smith motioned to adjourn, Ron Caron 2nd and all in favor.
