A regular meeting of the Quail Valley Lot Owners Association, Inc. Board of Directors was held at the Minneola City Hall on September 26, 2019, at 7:15 p.m.

Board Members present were Ray Nivarel (President), Laura Smith-Jones (Vice President), and Daphne Tunmore (Director). Marie Aguirre represented Management.

President Ray Nivarel called a Board of Directors meeting to order at 7:16 p.m.

Proof of Notice was established and 3/3 quorum.

Previous Meeting Minutes
  • Laura Smith made a motion to approve the Minutes from the August 22, 2019 meeting as presented; seconded by Daphne Tunmore. Motion carried unanimously.
Financial Report
  • Marie Aguirre presented the August 2019 Financials. ​Laura Smith made a motion to approve August 2019 financials as presented; seconded by Daphne Tunmore. ​Motion carried unanimously.
Manager's Report
  • Marie advised the Board that there are 33 boxes for scanning. Board would like a flat fee to scan the boxes.
ARB Report
  • No ARB report
Unfinished Business
  • There is an opening on the Board and we have a volunteer — Ron Caron. Laura Smith motions that we accept Ron Caron on the Board as a member, Daphne Tunmore seconds. Motion carried unanimously.

  • Holiday Lights — The online poll showed that 56 people want the colored lights for Christmas. Board choses Option 2 for lights from Jays Lights estimates. The cost will be $2,675.00 for the first year and $1,700 after that. Laura Smith made a motion to accept option 2, Ron Caron seconds. Motion carried unanimously.

  • Board advised new manager that there are 7 dog waste stations and that management should provide bags for landscaper who services the stations. Manager will order bags and deliver to Ray Nivarel's house, also get estimates from companies that do this service.

  • Board advised that palm trees at the entrance are still tied up and that some areas at the beginning of the community are not being mowed properly. Irrigation heads in the middle lower island behind the first magnolia at the entrance are also not working properly.

  • Board has requested ARC Tracker and approval for Strongroom invoices.

  • Board request itemized landscaping bill for tree trimming prior to payment.
New Business
  • Yard of the month — 327 Gentle Breeze.

  • Security Report — Mr. Nivarel advised 4 reported incidents since last meeting. 1 for trespassing and 1 for noise and 2 verbal dispute complaints.

  • September Garage Sale — Board set date for September 28, 2019 from 8 a.m. unil 2 p.m. Marie Aguirre reports permit pulled and advertising has been placed. Provide proof in this packet. Community all set for yard sale.

  • Board advised Marie Aguirre to speak with Bob Dempsey regarding the website and see how we can work with him.

  • Board requested that management get power washing bids for next month's meeting.

  • Board requested that management have a disaster plan to review next month.

  • Board asked management to not replace sail at playground until 2nd week in October.
Member Forum
  • Board advised Sherwin Williams website not yet updated but request has been submitted and onsite book updated.

  • Board emphasized that political signs are not allowed.

  • Reminder of community social second Saturday each month.




Adjournment

Laura Smith made a motion to adjourn the meeting at 8:36 p.m.; seconded by Daphne Tunmore. Motion carried unanimously.

The next meeting is scheduled for Wednesday, October 23, 2019, at 7:15 p.m.
