Meeting of the Board of Directors

Thursday, January 26, 2017

Held at Minneola City Hall, Florida

Minutes

The meeting was called to order, at time 7:19 p.m.

A quorum of the Board members in attendance was as follows: Mike Ellis, Mel Ash and Ray Nivarel. Dave Yeager and Alfred Gonzalez were absent.

The management company was represented by Stephanie Bohnert for Lisa Donohue of EPM Services.

The December 2016 minutes were approved with a motion from Mike and seconded by Ray. All agreed. Motion passed.

Treasurers Report
  • As of December 31, 2016
    • Popular Bank Operating Account: $57,207.34
    • Popular Bank Reserves: $150,075.22
    • Valley National Operating: $12,493.79
    • Valley National Reserves: $23,356.69
    • Iberia Bank Savings: $100,517.42
    • Accounts Receivable: $24,210.46
Landscaping/Maintenance:
  • The palms in the park need to be trimmed. Management will ask PLM for a date of completion by PLM and remind them not to neglect area behind 455 Gentle Breeze.
Old Business:
  • Mike made the motion to continue with lawsuit against home at Tranquility and Tradewind since mediation efforts by attorney Al Cook have not been successful. Ray seconded the motion. All agreed and the motion passed.
New Business:
  • Ray made the motion to approve the Seminole Gate camera maintenance agreement and Mike seconded the motion. All agreed and motion carried.

  • Retention signs were discussed. There are 23 signs that need to be replaced and installed in concrete for stability.

  • Management was requested to find out how to obtain speed indicator records for each meeting.

  • Ray made the motion to speak with both Dave and Alfred about maintaining their positions on the Board since they both have missed three consecutive meetings. Mike seconded the motion. All agreed and the motion passed.

  • Rental verifications were discussed. Ray made the motion to proceed with the rental verification process and Mike seconded the motion. All agreed and the motion carried. Owners and renters would both receive a copy of the CC&Rs by certified mail. Anyone over 18 must complete a background check and application. No background check necessary if the same tenant has occupied the home for over two years. All leases will be for 12 months or more.

Motion to adjourn at 9:16 p.m. by Ray.

The next meeting date will be held on Thursday, February 23 at 7:15 p.m.
