The meeting was called to order, at time 7:15 p.m..

Board members in attendance were as follows: Dave Yeager, Mike Ellis, Mel Ash, Alfredo Rodriguez and Ray Nivarel.

The management company was represented by Lisa Donohue of EPM Services.

The June 2016 minutes were approved with a motion from Alfred and seconded by Ray. All agreed. Motion passed.

Treasurers Report by Lisa Donohue
  • As of June 30, 2016
    • CNL Operating Account: $135,724.57
    • Centerstate Bank Money Market: $31,454.75
    • CNL Reserve Account: $164,619.68
    • Iberia Bank Reserves: $100,340.73
    • Accounts Receivable: $30,699.18
Landscaping/Maintenance:
  • A motion was made by Mel and seconded by Mike to go forward with drain cleaning of all retention areas by Advanced Remediation Solutions for no more than $8500. All agreed and the motion carried.

  • The lights at the park are out. Management will hire electrician to come out to repair.

  • The maintenance agreement for the cameras needs to be rewritten to say “cameras” not “gates”. The Board decided to wait on the maintenance agreement until questions are answered about the cameras.

  • The Board approved $50 per month for PLM to maintain landscaping of 716 Cherry Laurel since home is abandoned. Management also made Ramon of Code Enforcement aware of this.

  • Management to alert Ramon of Code Enforcement of 740 Cherry Laurel who put concrete driveway all the way up to door without ARB approval. Violation letter will be sent by EPM.
New Business:
  • Motion was made by Alfred and seconded by Ray to look at proposals for new signs and poles for retention ponds.

  • 213 Magellan to be asked to mow all the way up to property line as seen by fence placement on adjoining properties. The property behind this address on the other side of Magellan will also be asked to mow to the back of his property line as well.

  • A motion was made by Mel and seconded by Alfred to send a mediation letter to 817 Breezy Lake Dr. for absence of any grass or groundcover whatsoever in front yard. The lawn is basically just sand.

  • The Board and management will meet at the park after the meeting to look at the new camera setup.

Motion to adjourn at 8:15 p.m.

The next meeting date is to be determined as the City Hall will be used for early voting in August and not available for the monthly meeting.
