Annual Meeting of the Membership

Quorum was met with 56 homes represented by proxy (31) or in person (25). Quorum is 10% or 51 homes.

Meeting was called to order by David Yeager, at time 7:15 p.m..

Board members in attendance were as follows: Dave Yeager, Steve McPherson, Lynn Anoai, Mel Ash and Alfred Rodriguez.

The management company was represented by Lisa Donohue of EPM Services.

No election was necessary as all current Board members will remain on the Board for 2015. All positions also remained, with Dave Yeager as President, Mel Ash as Vice President, Alfred Rodriquez as Treasurer, Steve McPherson as Secretary and Lynn Anoai as Director.

The November 2014 minutes were approved with a motion from Mel and seconded by Lynn. All agreed. Motion passed.

Treasurers Report by Lisa Donohue
  • As of December 31, 2014
    • CNL Operating Account: $85,250.74
    • Centerstate Money Market: $131,071.48
    • CNL Reserve Account: $138,223.60
    • Accounts Receivable: $53,200.68
Financial
  • Management was requested to look for a good interest rate for the money market account at CenterState Bank.
Committee Reports
  • One ARB application was submitted.
Landscaping/Maintenance:
  • Management was requested to get two more quotes to trim the palm trees. There are 28 palm trees in Quail Valley.

  • PLM to be requested to replace the schilling bushes in the second median at the entrance.

  • Dave Grunderman will be requested by management to fix the damaged white pole and to put reflective tape on tops of poles.

  • Dave Grunderman will be requested by management to reinstall the retention pond sign that is down at Southern Breeze and Gentle Breeze.
Old Business:
  • The City Council approved the use of a speed indicator in Quail Valley. The Board decided to start with one and reevaluate in six months. A motion was made to go forward with the speed indicator by Alfred and seconded by Lynn. All approved and the motion carried.

  • Management was requested to call Attorney Cara Singletary regarding the Walgreens irrigation issue.
New Business:
  • Donna DiGenero stored the Christmas Lights in her garage. The August agenda will address the issue of purchasing net lighting to cover the bushes at the entrance for Christmas 2016.

  • A home on Breezy Lake is to receive a letter from Attorney Al Cook regarding violations around their home. Code Enforcement will also be called.
Motion to adjourn by Mel at 8:12 p.m.

Next meeting will be held on Thursday, February 26th, 2015 at 7:15 at the Minneola City Hall.
