  • Mr. James Rowe, President and Owner of Assured Accounting spoke tonight regarding his accounting procedures. Mr. Rowe provided balance sheets and income statements to all in attendance. It was recommended that the Profit & Loss Statement to be broken down to be more detailed.

  • A resident questioned that the retention ponds are being used as a dog walking area and that the pet owners are not picking up after their animal. Signs will be put up stating that they must clean up after their dogs.

  • The meeting was called to order by Matt Earnest.

  • Notification was made and a quorum is present with Matt Earnest, Nancy Jackson, David Yeager and Francine Scocca in attendance. Fred Wood was absent.

  • A motion was made by David Yeager and seconded by Nancy Jackson to accept the minutes as written. Vote was unanimous.

  • President's Report:
    • It was stated that 3 properties have entered the final phases of foreclosure.
    • The pit bull(s) at 410 Valley Edge is being housed and controlled by the owner.
    • The Snap-On tool van is now being parked outside Quail Valley.
    • The black lawn trailer is now being parked outside Quail Valley.
    • There are 17 owners who owe both this years’ and last years’ dues (2006). They are being turned over to the attorney for collection action.
    • We are currently in compliance with all state and federal rules and regulations with regard to our Waste Water Treatment Plant.
    • The Owner of 149 Gentle Breeze has been turned over to the attorney for legal action.
    • The landowners of the property that borders Cherry Laurel Street on the west (AAA storage) have received a “demand action letter” from the association and some action from the city regarding drainage.

  • Unfinished Business:
    • Approval of a contract for the accounting services of Assured Accounting. A motion was made by Francine Scocca and seconded by Nancy Jackson to accept this contract. Vote was unanimous.

    • Continued development of the Park:
      • A lengthy discussion was held regarding the Park Day that was proposed and a motion carried and passed at the last meeting.

      • Six (6) trees (5 palms and 1 magnolia) at the entrance of Quail Valley are to be sold. This will give us approximately $4,000.

      • The power to the park should be turned on by tomorrow night.

      • It was mentioned that Mrs. Postel is planning the aforementioned Park Day. So far, a date has not been set.
      • There was discussion of putting a fence at the Park.

    • Report of Investments and Banks. We currently have $30,000 in CD’s from the Bank of America (2 at $10,000 and 1 at $10,000. The two (2) CD’s rate is 4.64% however the money is less available. The one $10,000 CD is 4.09% with the money accessible. All are renewable.

    • Walgreens is going in on the N.E. corner of Southern Breeze and Rt. 27, not the S.E. corner.

    • Rules and Regulations:
      • A discussion was held regarding what the appropriate length of grass should be.

      • A lengthy discussion was held regarding vehicle parking. Vehicles are prohibited from parking on the grass between the sidewalk and the road.

    • Welcoming Committee: Francine Scocca, Jean Gibson and Carol Earnest will be the Welcoming Committee, meeting new people who move in to the Association.

The Meeting was adjourned at 9:35 PM.
