BOARD OF DIRECTORS MEETING

MINUTES

The meeting was called to order by Board President Matt Earnest at 7:00PM. In attendance were Board members David Yeager, Nancy Jackson, Ricardo Burke and Amy Deering. Also in attendance were Gary House and Mary Loffredo, Premier Community Managers and 29 homeowners from Quail Valley.

Proof of Notice was acknowledged unanimously and a quorum certified with all Board members present.

Appointment of Architectural Review Board was submitted by Amy Deering. Names of ARC personnel was approved as Amy read them out loud. They are Johnny Dole, Cindy Sbrissa, Francine Scocca, Patricia Guerriero, Tami Edwards and Tiffany Scales. Amy made a motion to place these names in the Amendments. The board accepted these names and a motion was made by Nancy and 2nd by Richardo, UA.

Gary gave the financial report for month ending July 31, 2006. The Board accepted the financial as submitted. Also submitted for the Board’s consideration was the Association Delinquency Report as of July 31, 2006. Gary noted the dues were payable no later than July 31 and any owner who has not paid by that date has received late notices along with a $10 late fee. He once again noted only the Board can waive a late fee for an owner if the owner was to request same. ITL letters were sent certified and regular mail. If the owner still fails to pay or contact Premier or a Board member then the Board will need to make a decision whether to refer that owner to the Association legal counsel for collection or lien or whatever remedies are appropriate.

Presidents Report – Matt reached out to homeowners to help maintain their community because if there are problems, the problems cost money and the money has to come from the association, hence the owner. Also, there has been trespassing of trucks and boats at the park and launching them. Lt. Link (Lake County Sheriff) was present and available to talk to homeowners who may have any concerns in the community.

Old Business – Waste Water Treatment Plant

New Business – The website will be managed by homeowner Bob Dempsey, a motion was made by David to accept Bob as website administrator and 2nd by Nancy, UA.

The Neighborhood Watch Program will be managed by homeowner Jennifer Bode, a motion was made by David to accept Jennifer as committee chair and 2nd by Amy UA.

A newly formed Nominating Committee was developed and it will have three homeowners on its committee, Jeff Luck, chair; Bob Dempsey and David Chenevert. A motion was made to accept this committee by Richardo and 2nd by Amy, UA.

A motion was made by David to adjourn the meeting, 2nd by Ricardo, UA. Time was 10:30pm.
